Additional Property Attributes

The Site is comprised of approximately 3.72 acres of commercial land situated south of Water Street, which provides access to and from the Site. The Site is developed with a 34,150-square foot warehouse and a 33,600-square foot warehouse, both constructed in 1933. A rail spur is also located in between the northern Site building and the Maumee River. BUSTR's records indicate that a 550-gallon gasoline UST was removed from the Site in December 1998; however, a closure report was never submitted documenting the removal of this UST. Therefore, the Site is listed as an active facility with BUSTR requiring a closure assessment to identify if a release of petroleum has occurred at the Site. Because of the lack of a closure report, the location of the former 550-gallon gasoline UST is unknown.

Based on the results of the Focused Phase II ESA, MSG concludes the following:
* The results of the geophysical study did not identify evidence of an orphan UST within the REC/IA-1 area of the Site; however, the geophysical survey was limited due to reinforced concrete covering the entire surface of the survey area and therefore it is uncertain if a former UST cavity is present in this area of the Site;
* Naphthalene was detected in SB-1 (2-4') above the BUSTR Soil to Drinking Water Leaching Action Level, but below the BUSTR Soil Delineation Level and Ohio VAP Residential (unrestricted use) GNS. No other constituents were detected above their respective BUSTR Soil Action Levels or Ohio VAP Residential (i.e., unrestricted land use) GNS; and,
* The data indicate that shallow groundwater at the Site is impacted with benzene, vinyl chloride, benzo(a)anthracene, benzo(a)pyrene, arsenic, and lead above their respective BUSTR Groundwater Ingestion Action Levels and/or Ohio VAP UPUS Standards. However, the groundwater samples were collected from a shallow perched water zone that is generally not suitable for use as a drinking water source and the water samples were turbid, which may have influenced these analytical data. Further, as noted in Section 2.2 of this report, municipally supplied potable water is available to the Site and is provided to the surrounding area by the City of Toledo and the Site is located within a verified USD, meaning all potable water comes from the City of Toledo and not from potable wells. Therefore, the drinking water exposure pathway is not complete at the Site.
