Additional Property Attributes

The 4.5 acre Site consists of four (4) contiguous parcels identified by the Fulton County tax assessor as 134.14-5-2.11; 134.14-5-1; 134.10-9-37; 134.10-11-1. The Site is currently owned by Tradition Leather, Inc. The Site appears to be unoccupied with no current uses. Cayadutta Creek flows through the Site in a north-south direction and bisects the Site into two areas. The Site presently includes a portion of and the structural remnants (fire-damaged) of a former tannery operation in the northern portion of the Site. * The Site has been developed since at least 1902. At that time, separate tannery operations were being conducted in the northern and southern portions of the Site. The southern tannery operations were terminated and the associated structures were razed sometime prior to 1969. The structures associated with the northern tannery operation are still present on-Site (with fire damage); active operations for this building were terminated sometime prior to 2017. The tannery operations are reported to have included chemical storage in four aboveground storage tanks. Chemical manufacturing operations associated with the existing structure occurred on the Site from sometime prior to 1969 until sometime prior to 2017. This manufacturing activity includes chemical storage in six aboveground tanks.
A Phase II Investigation conducted in 2021 concluded that metal constituents including lead, copper, chromium, barium, and arsenic are present in site surface soil and subsurface soil at concentrations that exceed applicable NYSDEC Part-375 Soil Cleanup Objectives for Unrestricted Use (UUSCOs), Restricted Residential Use (RRUSCOs) and Commercial Use (CUSCOs). Metals were found in soils across the site and generally correlated with observations of fill material (including ash, cinders, brick, wood, and slag). Volatile organic compounds (VOCs) and semi-volatile organic compounds (SVOCs) are present in site surface and subsurface soils at concentrations that exceed UUSCOs. Detections of VOCs and SVOCs were more limited than metals. Gross petroleum impacts to soil, including staining and strong odors, were observed in five locations across the site. In two of these locations, groundwater is impacted with light non-aqueous phase liquid (LNAPL).
