Additional Property Attributes

The Subject Site is comprised one 0.11-acre parcel of land, currently owned by Hogback Investments located in the downtown area of Lakeview, Oregon. According to the Lake County Tax Assessor's website, the Subject Property (Tax ID 39S20E15AB04300) contains one structure, which is currently used as a bike and camping store. The on-site structure comprises approximately 4,573 square feet of usable space with a partial basement.
A Phase II ESA at the Site revealed the following Site conditions:
The Site is impacted by vapor intrusion with VOCs exceeding Occupation RBCs. Cardno recommends that the property owner consider limiting employee exposure to the basement crawlspace to no more than a 10 minute period in order to comply with OSHA Personnel Exposure Limits.
ACM and LBP are present in building materials at the Site.
A QAPP amendment was filed for additional testing. Said testing was completed in December 2020. A no further action ruling was issued.
The due diligence activities funded by the SCOEDD Coalition Assessment grant facilitated the purchase of the site by the current owner, Tall Town Bike and Camp. Leverage dollars are in excess of $100,000.00, based on sale price and savings on rent that would have been paid by LCP.
