Additional Property Attributes

The Property is owned by WSU Spokane and consists of approximately 2.91 acres of land in the University District of Spokane. The Property is located within a larger parcel at Spokane County Parcel ID# 35175.0041 and it is developed with the WSU Spokane Green 6 Parking Lot with sidewalks and landscaping. The Property is bounded by the Jensen Byrd Company building, a vacant lot, and WSU Health Sciences building to the north; WSU parking and pedestrian walkways to the east; railroad lines to the south; and multiple buildings (Technology Center, JMK Offices, and River City Auto Body and Paint) to the west. The Property is zoned Downtown University (DTU) and surrounding properties are a mix of commercial and industrial properties. The Property was developed and operated as a railyard prior to 1902 until the late 1980s. Historical uses of the Property include railroad spurs and railroad-related operations (warehousing and truck staging). A major feature approximately 350 feet north of the Property was the Riverpoint Trench (also known as the Milwaukee Trench or the Great Northern Railroad Trench), which is described as extending from Division Street eastward approximately 1,500 feet on the northern side of East Spokane Falls Boulevard (formerly East Trent Avenue) at a depth of approximately 17 to 20 feet and approximately 125 feet wide. The Milwaukee Railroad operated an active railroad line through the Riverpoint Trench from the early 1900s until the late 1980s. Extensive environmental investigation and remediation was performed within the former trench, which was filled with contaminated materials from vicinity industrial properties during redevelopment. Soil from the trench was land spread on the Property as a part of a remedial action on the trench property. An underground storage tank (UST) associated with the adjacent Jensen Byrd property was identified near the northwest corner of the Property and was reportedly operational from 1963 to 1996 when it was closed in place. Vicinity properties were used for a variety of industrial activities including a large railyard, municipal incinerator, municipal asphalt plant, brewery, and metal salvage yard, among other industrial uses
