Additional Property Attributes

The 225 Parcel is developed with a 2-story 9,216-square-foot commercial building (with basement) constructed in 1926. The first floor consists of two storefronts (at 223 and 225 E. Sprague Avenue) and a separate entrance to the second floor which contains an apartment. The basement consists of a small office and storage space with an overhead door and a man door facing the adjacent north alley. All areas except the apartment were vacant at the time of the site visit. According to the owner, the apartment and first floor retail areas were remodeled in 2018. The storefronts and apartment were not accessible during the site visit. In 1902, the 225 Parcel was developed with a 2-story frame building with daylight basement, used for apartments. In 1926, the frame building was replaced with a 2-story 9,216-square-foot brick building with basement, used for a residence and a woodworking shop. The building was partitioned with three addresses (223, 225, and 227 East Sprague Avenue) with one space used for an apartment and the other two spaces used by various tenants over the years, the most common being woodworkers during the 1930s to mid-1940s and then electrical contractors from the mid-1940s to the 1970s (Industrial Electrical Service) and then again in the 2000s (Leeco Electric) per available city directory records. Other users of potential environmental significance included a building insulation contractor (Builders Insulating Co contractors) from 1954 to 1974 at 227 E Sprague Ave. and Super Oil Co fuel in 1954 and 1959 at 225 E. Sprague Ave.
