Additional Property Attributes

The Property was agricultural land from at least 1939 to 1968 when it was developed with a commercial building and paved parking areas. The commercial use of the Property consisted of a variety of retail stores and continued until the time of the site reconnaissance. Surrounding areas consisted primarily of agricultural and residential land until the early 1950?s, when commercial developments began to the north, east and west. A highway bordered a portion of the Property to the north. Undeveloped land was located to the south with a railroad located further south. At the time of the reconnaissance, the Property consisted of approximately 7.4 acres of land developed with an approximately 109,000 square-foot multi-tenant commercial building. The remaining portions of the Property were developed with an asphalt-paved access road and parking areas. A concrete-paved sidewalk was located along the north portion of the building. The interior portions of the building consisted of four vacant tenant spaces and one occupied tenant space (Harbor Freight). The Property was situated in a relatively flat area north of Clarksville. Commercial developments were located to the north, east and west. Undeveloped land was located to the south with a railroad track located further south. East Lewis and Clark Parkway bordered a portion of the Property to the north.
