Additional Property Attributes

Currently the site is undeveloped with a 33,000 square foot paved concrete parking lot. The subject property is a vacant lot with three (3) semi-trailers and one (1) camper trailer are stored on a concrete area in the southern portion of the subject property. Several concrete slabs remain on the subject property and some appear to be associated with former buildings. A void space in a vegetated area has been observed to the southeast of the slabs where a structure appears to once have been located. The void appeared to be brick-lined and may have been crawl space or a basement that was abandoned. Historically was used as a mining operation.

Phase II ESA identified arsenic in Range 1 (15.3 mg/kg) and Range 2 (3.86 mg/kg) soils above the statewide standard. Arsenic in soil in Iowa can occur above the SWS and because of this a background concentration was assessed. The background concentration for arsenic in soil was 10.99 mg/kg. The result at SB1 was observed above the background concentration. The City provided a copy of the report to IDNR for review.
