Additional Property Attributes

A Phase I ESA completed in July 2020 found no direct evidence of RECs associated with the subject site. However, recent soil data collected from the nearby Tanner Park property to the south indicates that arsenic impacts in soils may be regional/area-wide. As such, soil sampling has been recommended in the event soil is to be moved from the subject site as part of the proposed pond excavation.
Soil sampling conducted as part of a Phase II ESA revealed arsenic at levels exceeding the residential direct-exposure cleanup criteria throughout the site. One sample was also found to contain benzo(a)pyrene at a level exceeding its residential cleanup target level. No additional assessment was recommended as the arsenic was considered naturally-occuring, but a soil management plant was recommended as part of the planned reuse of the property for a stormwater pond.
