Additional Property Attributes

The approximately 0.03-acre Property is located in downtown Idaho Falls, approximately 800 feet east of the Snake River. The Property is developed with a vacant two-story commercial building originally constructed in 1896, with additions built in the early 1900s. The Property is currently owned by Randy Croft. The Property is zoned Downtown District, Historic Core Subdistrict, Storefront Building Type. Surrounding properties are storefront commercial/retail. Historical records indicate that the Property and surrounding area were developed for commercial/retail use by the late 1800s. Historical Sanborn Fire Insurance maps show that the Property was occupied by a printing business by 1897. From the late 1800s through the 1960s, businesses operating on the Property included a drug store, saloon, lodgings, pool hall, barber, and clothing store. The Property was occupied by a business called Pfaff Sewing Center from the 1970s until approximately 2010. The only historical record of use of the second floor of the building identified during this assessment is a notation on Sanborn maps from 1900 and 1903 indicating that a printing business operated on the second floor. No RECs were identified during the Phase I ESA. The historic Property building is being repurposed and $2.5M of public/private investment is anticipated.
