Additional Property Attributes

The Property is owned by Madrone Enterprises, LLC. It is comprised of three Lane County tax lots (17-04-36-31-03600, -03700, and -03802) totaling 0.67 acres. Structures present on the Property include: a 1,680-square-foot single-story retail building built in 1936, a 2,546-square-foot single-story service garage built in 1949, and a 3,259-square-foot two-story service garage built in 1967. The Property is zoned Chambers Special Area Community Commercial. Surrounding sites include primarily commercial use along West 11th Avenue to the east and west, and residential use to the north and south. The Property is currently developed with three, vacant structures. Phase I ESA found RECs and VECs related to the Property, including: 1) historical use of the Property as a machine shop and auto/lift truck repair, 2) the presence of a used oil UST - the age and period of use of the UST is unknown, and 3) the historical presence of a gas station on the adjoining site to the west from prior to 1955 until the late 1960s. Due to schedule constraints, the Property owner conducted Property assessment and cleanup work outside the Eugene/Springfield Brownfield Program valued at approximately $50K ($20k leveraged assessment and $30k leveraged cleanup). This work led to an Oregon Department of Environmental Quality no further action determination.
