Additional Property Attributes

The Property is comprised of Lane County tax lot 17-04-29-11-00600 and is located at the southeast corner of the intersection of Royal Avenue and Glen Haven Road in Eugene, Oregon. The Property tax lot is approximately 9.42 acres, with a single-family residence and garage built in 1959. The Property?s Metro Plan Designation is Low Density Residential. Surrounding sites include a mix of residential and agricultural land use. Historically the Property was used agriculturally (no intensive agricultural uses such as a large-scale orchard or row crops) until 1959 when the residence was built. Since that time the use of the Property has primarily been residential, with a small hobby orchard present to the north of the residence. Many surrounding properties have similarly changed from agricultural use to residential use over time. Historical property operations included low intensity agricultural operations, including a hobby orchard. The determination of whether or not conditions resulting from these historical operations could affect the health of occupants or conflict with the intended utilization of the Property cannot be confirmed through the Phase I ESA process alone. The collection of soil samples for laboratory analysis is necessary to confirm the absence/presence of pesticides and their associated risk to human health.
