Additional Property Attributes

The Property is approximately 1.5 acre (Lane County tax lot 18-02-04-11-04600) and improved with an approximately 1,735 square foot single family house. The Property has been owned by the City of Springfield since June 2010 and is zoned for Low Density Residential (LD) use. The Property is located between South 57th Street on the west and Bob Straub Parkway on the east. Surrounding properties to the south and west are residential; the adjacent property to the north is occupied by a stormwater retention basin for the drainage system for the adjacent parkway. The current residence on the northern end of the Property was constructed in 1966, and a barn was present on the southern part of the Property from at least the 1940s through 2010. Historical aerial photographs and topographic maps indicate that vicinity properties were used for agricultural purposes from at least the late 1940s until the 1980s. Records suggest the potential presence of orchards, but no nursery or other high value crops that may have involved intensive management. The historical use of vicinity land for agriculture is not considered to be a REC. However, the potential for residues of agricultural chemicals including pesticides in the soil should be taken into account as a soil management issue during future redevelopment activities at the Property.
