Additional Property Attributes

The 3.98-acre Property is located at 3350 Gateway Street in Springfield, Oregon on tax lot #17-03-22-20-01600. The Property zoning is Community Commercial (CC). The Property currently operates as the Guest House Inn-Suites Eugene motel with two on-site restaurants (Elmer�s and Trackstirs Bar & Grill) and parking. The Property is owned by BOEV LLC. The northern boundary of the tax lot borders an off-ramp associated with the Randy Pape Beltline. The Property borders two vacant parcels that were former gas stations and Gateway Street to the east, with restaurants, a Chevron gas station, and parking lots opposite Gateway Street. To the south, the Property is bordered by a private driveway for a strip mall that contains several retail and restaurant businesses; a portion of the strip mall also borders the Property to the west. The remainder of the western boundary is bordered by a vacant lot adjacent to the beltline. No illegal dumping or camping was noted on the adjoining sites during the site reconnaissance. The vicinity is largely commercial. Phase I ESA found one REC related to the Property: Information was reviewed regarding releases discovered adjacent and east of the Property at 3484, 3488, and 3489 Gateway Street. The reviewed environmental database records indicate that impacts associated with the releases exist on each site, extend into Gateway Street, and may extend onto the Property. The sites have met various regulatory closures with contamination remaining in place. All NFA determinations for adjoining sites were issued prior to the publication of the 2010 Oregon DEQ guidance regarding vapor intrusion. Due to the known remaining contamination and proximity of these facilities to the Property, they represent a Controlled REC or REC and a potential VEC for the Property. A Phase II ESA on neighboring Panoco site resolved the concerns. No cleanup or additional sampling necessary.
