Additional Property Attributes

The property was acquired by HOC Enterprises LLP on November 25th, 2013, from Outlook Enterprises, LLC. District IV HRDC is seeking to purchase the property from HOC Enterprises in the fall of 2020. HRDC plans to renovate the apartments and prioritize the rentals for low- to moderate- income residents. HRDC also plans to weatherize the entire building to maximize energy efficiency and reduce energy costs for residents. Moreover, there are two spaces at the facility that are currently being used for storage, and HRDC would like to renovate these two spaces to add two additional residential units to the complex. A Phase I ESA was completed to facilitate the property sale and transfer. RECs include asbestos and lead-based paint. In conducting the Phase I, an ACBM Management Plan was reviewed, and the Asbestos Management Plan noted asbestos-containing vermiculite in the ceiling insulation. The insulation contains less than 1 percent asbestos and is in the non-regulated segment of Montana's rules and regulations.
