Additional Property Attributes

The site is approximately 0.62 acre in area and consists of three parcels. From at least the late 1880s to early 1900s, the site was developed with one residential structure in the southwestern portion and four residential structures and associated out-buildings in the northern portion. The residential structure in the southwestern portion was removed and a shed was added to the central portion by 1895. In 1905, the site was developed with seventeen to eighteen commercial storefront structures occupied by offices and stores along the southern and eastern boundaries and two commercial structures in the northern portion in the early 1900s. By 1905, the site was developed with one approximately 268,860 square-foot seventeen story office building with a basement in the southern portion (Nicholas Building). By 1925, the site was developed with one approximately 14,760 square-foot two-story office building with a basement in the northern portion. In 1928, one approximately 13,200 square-foot three story office building with a basement was developed in the northern portion. The three buildings have been connected through the first and second floors since at least the late 1950s. The Phase I ESA has revealed no evidence of RECs in connection with the site. TTL Associates, Inc. (TTL) performed a United States Environmental Protection Agency (U.S. EPA) National Emission Standard for Hazardous Air Pollutants (NESHAP) asbestos inspection and hazardous materials survey of 608 Madison in Toledo, Ohio from September 14, 2020 to October 5, 2020. A total of 234 suspect ACM were identified in accessible areas of the site building from which 584 samples were collected and 1,227sample layers were analyzed.
