Additional Property Attributes

The Property was undeveloped land from at least 1900 to 1951, when the western portion of the Property was developed with one building and an area that appeared indicative of an automotive salvage yard. In the late 1950s, a school building was constructed on the eastern portion of the Property. In the mid-1970s the automotive salvage yard was razed. Surrounding areas appeared undeveloped until 1951, when residential developments adjoined the Property to the north, a commercial building was located to the west and an area to the south appeared indicative of a sand or gravel pit. In 1973, athletic fields adjoined the Property to the north and residential developments adjoined the Property to the east and south. From 1981 to 1998, the sand or gravel pit to the south became a landfill. From the late 1990s to 2018, the western-adjoining commercial building was used as an automotive service station and the landfill to the south appeared covered with bare soil, sparse vegetation and a retention pond. At the time of the reconnaissance, the Property consisted of approximately 27 acres of land. The eastern portion of the Property was developed with a two-story school building surrounded by landscaped areas, paved parking lots and sidewalks. One, suspect UST fill port was observed in the parking area adjacent to the boiler room, near the northeast corner of the building. A small outbuilding was also observed north of the school building. The western portion of the Property was densely wooded, undeveloped land. Residential developments and athletic fields adjoined the Property to the north. Gary Street bordered the Property to the east with residential developments located further east. West 15th Avenue bordered the Property to the south, with churches and residential developments located further south. Colfax Street bordered the Property to the west with commercial and residential developments located further west.
