Additional Property Attributes

The Property consists of one two-story commercial structure. The first floor is utilized by the City of Douglas for storage of various office supplies and holiday decorations. The second floor is vacant and in deteriorated condition with a biological hazard (i.e., large amounts of pigeon droppings and carcasses). The building consists of concrete block masonry construction with asphaltic rolled roof. Approximately 95 percent (%) of the floors in this building are covered by wood and 5% by vinyl floor tile. Approximately 50% of the ceiling consists of acoustic ceiling tiles, 50% by plaster. ACMs were identified at the Property during the RBM survey. For the purpose of this report, materials with any detectable concentration of asbestos are considered positive. These materials included the following: * Vinyl Floor Tile (VFT) * Joint Compound Stantec made observations to assess the condition of painted surfaces throughout the Property and collected four paint chip samples from painted surfaces observed to be in fair and/or poor condition. Based on the findings of this survey, the beige paint on the second-floor hallway and the blue paint on the second-floor stairs contain concentrations of lead above the laboratory reporting limit. However, the detections were less than one milligram per square centimeter (1.0 mg/cm2), which is the definition of LBP. No sample collection was performed in the process of identifying other hazardous materials or universal wastes.
