Additional Property Attributes

The Property consisted of undeveloped wooded land until circa 1950, when the eastern portion of the Property was developed with a trailer park and the western portion of the Property was developed with various commercial uses. The commercial uses of the Property consisted of a gasoline station, a truck and trailer repair facility, and an oil company. By 2013, the trailer park on the eastern portion of the Property was no longer present. The eastern portion of the Property was redeveloped with an additional commercial building and paved parking by 2016. The surrounding area consisted primarily of undeveloped wooded land until circa 1950, when commercial/industrial development began north, south, and west of the Property, and a residential trailer park was constructed east of the Property. Several additional commercial/industrial developments were visible south of the Property by 1959. Gas stations and auto body repair facilities were previously located hydraulically upgradient or adjoining the Property. At the time of the reconnaissance, the Property was operated as a tank and trailer repair facility that consisted of approximately 7.3 acres of land developed with two approximately 11,000 square-foot steel garage buildings located in the central portion of the Property. Two approximately 1,500 square-foot office trailers adjoined an approximately 3,000 square-foot metal storage building and were present near the northern Property boundary. Two metal storage buildings that were approximately 1,650 and 600 square feet respectively were located west of the office trailers. A cellular communication tower and an approximately 350 square-foot building were present in the northwest corner of the Property. An approximately 4,000 square-foot metal and concrete block storage building was located in the southwestern portion of the Property. The remainder of the Property consisted of gravel and asphalt paved drives and parking areas. Concrete pads were observed on the eastern portion of the Property that were associated with a former trailer park. The South Shore Railroad and associated land adjoined the Property to the north, Royal liquors and a trailer park were adjacent to the east, West 4th Avenue adjoined the Property to the south with a Vienna Gyro Stop restaurant and a State of Indiana vehicle emission testing facility located beyond. Wayne's Frame and Body repair shop was adjacent to the west.
