Additional Property Attributes

A Phase I ESA at the Site revealed the following recognized environmental conditions (RECs):
No on-site RECs were determined in connection with the Site.
Offsite:
1. According to information provided by the current Site owner, Mr. John Cogar, two USTs containing either heating or stove oil historically serviced the Site building. The USTs were installed in the municipal right-of-way under Center Street and the northern adjacent alleyway.
2. Several off-Site historical dry-cleaning facilities were identified on adjacent and nearby properties. The Radius Search identified the former dry cleaners as Fetsch's Dry-cleaning located adjacent to the northeast corner of the Site with a dry-cleaning room abutting the dividing alleyway, Bob's Laundry & Dry Cleaners located 200 feet to the west, and Rose Cleaners listed at two separate addresses within 300 feet to the west or northwest. Based on the likelihood of chlorinated solvent use during dry-cleaning, and the facilities' adjacent or nearby location with respect to the Site, these historical facilities represent a potential source of soil, groundwater or vapor impact in the vicinity of or beneath the Site.
3. Lakeview Service Station historically operated a gasoline filling station on the southwest corner of Center Street and F Street, confirmed during field reconnaissance as located 150 feet southwest of the Site. Although Oregon Department of Environmental Quality (ODEQ) lists this facility's USTs as decommissioned, no soil or groundwater sampling data was available for review to confirm or deny that residual impacts form the filing station might exist. Based on the above-information, there is the potential for petroleum source material present beneath this property to migrate through groundwater and impact the Site subsurface.
