Additional Property Attributes

The Property consists of one parcel situated west of Plat Road and north of Monches Road in Richfield,
Wisconsin covering approximately 4.44 acres. The Property is identified by parcel identification number (PID)
V10_122100B (Lot 2), is currently vacant, and owned by Monches Property LLC. The parcel has access from
three driveways connected to Plat Road. The main structure on the Property is a former school building,
approximately 24,352 square feet (ft2) in size, two stories tall, and resides northwest of the intersection of Plat
Road and Monches Road. A playground is located directly west of the former school building and the western
portion of the Property consists of a forested area with walking trails throughout. The Property is zoned as an
"institutional district" and bordered by residentially zoned properties (Washington County, 2020).

The purpose of the Phase I ESA is to determine potential RECs prior to
Property redevelopment of the Property potentially as a revamped school.
