Additional Property Attributes

The Subject Property comprises an approximately 1,607 square foot (ft2) two-story residence with an approximately 1,159 ft2 full basement built in 1900. The residence is wood framed with vinyl siding exterior and an asphalt roof. A gravel driveway extends north from Hill Street and travels north from Hill Street to an outbuilding, which is located approximately 70 feet northeast of the residence. The outbuilding is slab on grade and constructed of concrete masonry units (CMU). The majority of the Subject Property is wooded except for the southeastern portion of the parcel, which contains the residence and the outbuilding. The residence is served by municipal water and sewer. Pole-mounted electrical utilities provide electricity to the Site from the Hill Street right-of way. A sump is located in the basement and appears to discharge to the sanitary sewer. The Subject Property residential building is heated by natural gas utilities located in the 314 Hill Street right-of way. According to Mr. Paquet, the residential building was heated with fuel oil until about 2018. A 275-gallon fuel oil above ground storage tank is present in the residential building basement. No utilities appear to be in service within the outbuilding. The Site was first developed in 1900 with the construction of the residence. Land use prior to this time is unknown. A commercial dry cleaner operated in the Site outbuilding from approximately 1950 until 1966. Mr. Grimard reportedly had a drop-off location in the City of Barre and clothes were transferred to the Site for dry-cleaning. The Site has been vacant for approximately 40 years.
