Additional Property Attributes

There are two buildings on the subject property; a 500-square-foot one-story office building and a 3,616 square foot Quonset hut which were both constructed in 1977. R2 Realty / Engecon construction is currently using both buildings. The Quonset hut is being used for storage of construction equipment and materials. The office building is being used for storage of file boxes. The oldest available historical document is a 1940 aerial photograph which shows the subject property and surrounding area as undeveloped. The subject property was undeveloped until 1977 when the two site buildings (Quonset hut and small office building) were constructed. Since 1977, occupants have included Java Johns Nursery and Landscaping (1977 to 1980); Merrill Fox, pressure washer sales and service (1980 to ~2012); unoccupied (2013); dance studio (2014); and Engecon Construction/R2 Realty (2015 to the present). Merrill Fox was a RCRA permitted generator (non-notifier) with one compliance violation, failure to properly label two used oil drums. Per compliance documentation, the used oil drums were properly disposed. The current tenant (Engecon Construction/R2 Realty) is a construction company whose scope of work includes excavation, earthworks, embankment, fill delivery and removal, site preparation, site development, paving, grading, base course, utility and drainage installations, bridge and highway construction, airport construction, canal and levee construction. Engecon Construction / R2 Realty stores construction equipment and materials in the Quonset hut and does not conduct any onsite repairs or maintenance of the construction equipment. The office building is only used to store file boxes. The current and historical uses of the subject property are not considered to represent RECs. There are no RECs associated with offsite properties.
