Additional Property Attributes

The subject property is a rectangular-shaped parcel consisting of 1.2662 acres of grass and asphalt pavement with a building on the east extremity. There is no current use for the building. The subject property is located approximately 0.25 miles southeast of Lake Okeechobee. Available historical documentation indicates the subject property was agricultural (more than likely sugarcane) as of 1938 up through construction of the site building in the late 1950s. The historical aerial photograph review did not indicate any point source (sheds, barns, pumps houses, etc.) storage of agricultural chemical or petroleum products on the subject property. The site reconnaissance indicated two former petroleum pump dispensers between the site building and East Main Street, as evidenced by typical pump dispenser oval footprints in the concrete. City Directories and the building construction date gasoline station usage from the 195os to the early 1970s. Historical documents on other site specific businesses were only available from 2002 to 2019 which indicated the subject property was used for multiple restaurants from 2002 through 2008. From 2008 until 2019 there are no city directory listings for the subject property. This assessment has revealed no evidence of RECs in connection with the subject property with the exception of the former use as a gasoline station and the area wide uses of pesticide on sugarcane fields. The Phase II ESA found regulatory exceedances in groundwater (isopropylbenzene and arsenic) and soil (arsenic, cadmium, dieldrin, benzene, toluene, total xylenes, MTBE, and TRPH.
