Addl Cleanup/Treatment info: As a result of the phase II investigation, each of the RECs identified in the Phase I ESA (Barr, 2020b) have been resolved with no additional contamination sources identified; no additional investigation is recommended. However, if future site development activities will disturb soil or groundwater in the vicinity of borings SB-2, SB-4, and SB-6, a contaminated material management plan will need to be developed for the proper handling and/or disposal of contaminated material to be encountered during construction.

Additional Property Attributes

Barr engineering completed the Phase I for this site in November 2020. Barr identified the following findings and Recognized Environmental Conditions (RECs) in connection with the Property: * The Property has been used as freight transit facility for more than 70 years (REC). * At least two 10,000-gallon USTs were previously located on the Property (REC). * The Property had a private septic system from 1947 until 1965 (REC). * The Property was used as a former lumber yard with an adjacent planing mill. * Two LUST sites are located on adjoining properties: Miller Creek LUST and Mielke Electric (REC). * Adjacent Jim's Trucking is a former RCRA site that used Tetrachloroethylene (PCE) (REC). * Three former bulk petroleum storage facilities were located within 300 feet of the Property.* An oil stain on the interior concrete floor was identified during the site visit. * Three electrical transformers are located on the northeast side of the Property.
