Additional Property Attributes

The Property was agricultural land from at least 1940 to 1947, when it was developed with a commercial building. Former uses of the Property include an automotive sales and service facility, a mobile home manufacturer, and a flooring retailer. In 1940, surrounding areas were depicted primarily as agricultural fields with densely developed, mixed-use urban land located further east and southeast. A railroad was depicted approximately 200 feet south of the Property. In 1952, commercial developments began to the west and south. From 1959 to 2018, commercial developments surrounded the Property. Surrounding commercial developments included automotive filling/service stations to the west and northwest, automotive repair and body shops to the north, and a body shop to the east.
At the time of the reconnaissance, the Property consisted of approximately 1.4 acres of land developed with an approximately 11,100 square foot commercial building, and an approximately 700 square foot lean-to attached to the south side of the building. Gravel-covered driveways and parking areas were located to the north, east and south of the building and a grass-covered area was located to the west. A vent pipe and fill port were observed along the north exterior wall of the building. Interior portions of the building consisted of a former showroom area with bathrooms and offices, and a large garage bay. The former showroom was used as storage for miscellaneous restaurant equipment. The garage bay area was used as storage for trailers, vehicles, a skid-steer, and miscellaneous tools. A semi-trailer located south of the main building was used to store miscellaneous restaurant equipment. Commercial developments surrounded the Property. New York Avenue and North Memorial Drive (State Road 3) bordered the Property to the north and west, respectively.
