The concentrations of select VOCs and mercury in soil exceed EGEL screening levels for vapor intrusion. Therefore, further assessment of the vapor intrusion pathway and/or the integration of engineering controls into new construction will be appropriate to address the vapor intrusion exposure pathway. The Boys and Girls Club is evaluating how best to incorporate sub-slab depressurization into new construction.

Additional Property Attributes

The Boys and Girls Club of Greater Kalamazoo has requested support from Kalamazoo County for the completion of assessment activities for the acquisition and redevelopment of the subject property. The subject property consists of four separate legal parcels totaling approximately 1.47 acres situated along the east side of Portage Street and the south side of E. Vine Street in Kalamazoo, Michigan. The 720 and 726 E. Vine Street parcels were developed before 1908 with private residences that were razed by 1966. Since that time, the 720 and 726 E. Vine Street parcels have remained vacant. The 847 Portage Street parcel historically operated as a gasoline filling station and is identified as an "open" Leaking Underground Storage Tank (LUST) site with the Michigan Department of Environment, Great Lakes, and Energy (EGLE) based on a release reported in 2013. Additional commercial operations have historically occupied portions of the 825 and 847 Portage Street parcels over time. A Phase I ESA privately funded by the Boys-N-Girls Club of Greater Kalamazoo resulted in the identification of multiple RECs across the parcels.

The KCBRA funded Phase II ESA activities to investigate the RECs in support of acquisition and redevelopment planning. The Phase II ESA results demonstrate the presence of metals impacts to soil and/or groundwater across the multiple parcels. Additionally, petroleum impacts to soil have been identified on the 847 Portage Street parcel attributable to historic automotive service operations. The Phase II ESA results are being utilized by the Boys-N-Girls Club of Greater Kalamazoo to inform redevelopment planning.
