Additional Property Attributes

The Property was developed with a hotel, a boarding house, and several residential structures and stables from at least 1886 to 1912, when the northern portion of the Property was developed with the Stearns and Foster Co. office and associated carports. By the mid-1930s, a tin shop and automobile garage were developed on the southeastern portion of the Property, and by 1950, the tin shop and garage were repurposed as a furniture warehouse. By 1961, the Property was identified as Stearns & Foster Company Cotton Batting Manufacturers, and by 1981, the central vacant portion of the Property was used for parking. By 1985, the southernmost store and furniture warehouse were no longer present, and by 2004, the Property was owned by BAD Properties, LLC and was developed with an office building, two car ports, and a garage. Between 2003 and 2006, investigations were completed on the Property and surrounding area. As a result of the investigations, soil and groundwater contamination was not identified above VAP commercial/industrial standards on the Property. By 2015, the Property was utilized as storage for a garden center. At the time of the reconnaissance, the Property consisted of five contiguous parcels of land encompassing 0.86 acres. The Property was developed with a 19,152 square foot, three-story office building, a 1,690 square foot detached garage, and two metal carports. The remainder of the Property was developed with paved parking, gravel, and vegetated areas. A monitoring well from a previous investigation was present within the fenced area of the Property. The well is shown in the Photolog (Appendix A).
Surrounding areas consisted of mixed uses in the late 1800s and early 1900s, including industrial land to the north and west, and commercial and residential land to the south and east. The north-adjoining Stearns and Foster Manufacturing complex operated from at least 1886 until 2011. At the time of the reconnaissance, the Property was located in a mixed use area and the surrounding sites were primarily commercial.
