Additional Property Attributes

The Subject Property was used as a coal yard and for rail line operations as early as 1888. While coal yard operations appeared to cease in the early to mid-1900s, the coal line operations continued through the 1960s or 1970s when the rail lines were removed. In 1977 the property owner, Pennsylvania Co., split a portion of land that included the Subject Property from parent parcel 18-63991 and sold to The Harbor Company. In 1999, the Subject Parcel was split from parcel 14-27330 to parcel 1427331, was purchased by LMS Investments LTD and the current structure on the Subject Property was constructed for use associated with The Toledo Blade newspaper assembly. The Subject Property was purchased by Uckele Building Co. (current owner) in 2017 for its current use.

COCs were detected in soil underlying the Subject Property at levels that do not exceed VAP direct contact soil standards for C/I use or C/E activities, either from a singular or cumulative perspective. In addition, COCs were not identified in groundwater at concentrations that exceed the laboratory's method detection limit (MDL), the Ohio VAP's unrestricted potable use standards (UPUS), or surface water standards. Therefore, pathways of exposure for dermal, ingestion and oral contact of COCs through soil and groundwater are considered complete or potentially complete with insubstantial exposure.

Sub-slab soil vapor analytical data was collected at three locations immediately underlying the concrete slab of the Subject Property building. Analytical data was evaluated using U.S. EPA's VISL calculator. Based on the evaluation of sub-slab soil vapor, the exposure pathway is considered complete or potentially complete with insubstantial exposure.

If a No Further Action Letter is requested for the Subject Property, additional assessment and evaluation would be required to fully comply with all of the requirements of the Ohio VAP.

Connectoledo acquired property for future expansion of Glass City Riverwalk project on May 12, 2021. The building may be leased until plans are finalized with Metroparks Toledo.
