Additional Property Attributes

The abandoned gas station and 1-story auto mechanic shop at 2365 W 11th Street in the Tremont neighborhood of Cleveland were purchased by the condominium association of the historic Lemko Hall in 1998. Lemko Hall sits directly across the street from the site. Proposed is a 4-unit townhouse and a parking garage to serve Lemko Hall and townhouse residents. The gas station was no longer in use as of 1977. Three USTs remain; they were reported to have been sealed in place in 1976. A limited Phase II ESA is needed to determine if the tanks have leaked. In addition, there is a lift, a potential oil/water separator and possibly asbestos on plaster walls within the garage structure.
Ph II Findings: Data indicate that soil on the Site is not impacted above applicable BUSTR Action Levels or Ohio VAP Residential (unrestricted use) GNS; and, Shallow groundwater was not encoutered at the Site to a depth of 20 feet bgs.
Recommendation: additional assessment of the Site dos not appear to be warranted at this time.
