Additional Property Attributes

The property covered approximately 0.25 acres and is currently a vacant concrete slab that was once a building in downtown Bessemer. The building was occupied by the J. W. McDonald Furniture Manufacturing Company from at least 1965 until the building was razed. The building was torn down sometime between 2017 and 2019 when it was struck by a car, which caused enough damage to the building to justify its demolition.

The surrounding area historically has been a downtown commercial area with some residential homes. The properties immediately surrounding the subject property consisted of various types of retail businesses and local city government buildings.

This assessment has revealed no evidence of RECs in connection with the property except for the following:

* Utopia Cleaners and Dryers. This property is located approximately 70 feet east of the subject property at 1822 3rd Avenue North. This dry cleaning business operated in at least 1965 and 1969 according to a city directory search. No other information is available on the facility. No information was available from the Alabama Department of Environmental Management (ADEM) eFile system. Since the dry cleaners was located in close proximity to the subject property it would be classified as a recognized environmental condition.
* One Hour Martinizing Cleaners. This site is located at 312 19th Street North and is approximately 130 feet north of the subject property. The city directories list the site under the name One Hour Martinizing Dry Cleaners from 1965 to 1969. It is also found under the name Smiths One Hour Cleaners from 1975 to 1997. No information was available from the ADEM eFile system. Due to the distance from the subject property and the use of chemicals during the dry cleaning process, this site is classified as a recognized environmental condition.
* Fords Drive In Cleaners. This site is located at 1800 2nd Avenue North and is approximately 320 feet east of the subject property. The EDR database lists this site as a dry cleaners in 1965 and 1969. Due to the distance from the subject property and the use of chemicals during the dry cleaning process, this site is classified as a recognized environmental condition.
* Mart One Hour Cleaner. This site is located approximately 330 feet east of the subject property and was listed as a historical dry cleaners in the EDR database. The site was also noted in the city directories in 1969 and 1984. No information was available from the ADEM eFile system. Due to the distance from the subject property and the use of chemicals during the dry cleaning process, this site is classified as a recognized environmental condition.
