Additional Property Attributes

The Property was vacant from at least 1927 to at approximately 1938, when building plans provided by the Ingham County Land Bank depict the construction of a gasoline station, with an address of 1516 on the southeast portion of the Property. The gas station operated through at least 1941, as noted by the 1941 City Directory listing for Joseph F. O'Neil (gas station). By 1950, the building was depicted as vacant. The building was demolished by 1993. A review of building plans indicated the existing Property building was constructed in four phases. The southwestern building segment (former bottling works) was constructed in 1941, the southeastern segment (former auto repair building) was constructed in 1947, and a warehouse addition and loading docks addition were constructed in 1965 and 1973, respectively. Building plans depicted the use of the southwestern and southeastern building segments and northern truck bays which included a 10,000-gallon fuel oil tank, syrup storage, cooler sanitizing and repair areas, a paint room, truck repair, a truck wash bay, a "grease pit", and the use of several sand traps, advertising assembly and storage.
The Property was occupied by various soft drink bottling works from at least 1941 through 2005. In addition, City Directory records identified NuTread Tire and Service Company occupied the Property from at least 1979 to 1984 and Tropical Plant Design Inc. occupied the Property in 1995. Two underground storage tanks (USTs) were installed north and south of the main building in 1966 and were removed in 1990. A diesel and gasoline release were reported associated with the two USTs in 1990 and the releases were granted closure in 1995. The building was unoccupied since at least 2018.

Two residential homes with addresses 1611 and 1617 were present on the northern portion of the Property by 1998 and were demolished by 2011.
