Additional Property Attributes

PM has identified the following conclusions and recommendations:
Due to the destructive nature of sampling, PM did not sample certain materials. These materials are assumed to contain asbestos unless otherwise sampled and analyzed. PM recommends sampling these materials if they are impacted by renovation activities. These materials include:
* Fire Door (HA4) - 1 Door
* Roof Drain Conductor Insulation (HA16) - 2 Each
* Flat Roofing Materials (HA21) - 1,715 Square Feet
* Roofing Shingles (HA22) - 8,600 Square Feet

The results of the asbestos survey indicate ACM were identified in the Municipal Building which will require removal by a licensed abatement contractor if impacted by renovation activities. These materials include:
* Mudded Pipe Fittings associated with Millboard Straight Pipe Insulation (HA1) - 23 Each
* Millboard Straight Pipe Insulation (HA2) - 150 Linear Feet
* 12" x 12" Floor Tile - Beige with Brown and White Streaks (HA6) - 4,095 Square Feet
* Drywall and Joint Compound (HA8) - 1,425 Square Feet
* 12" x 12" Floor Tile - Grey with Green Streaks (HA11) - 515 Square Feet
* TSI Debris (HA13) - 2 Cubic Feet * Exterior Building Caulk (HA19) - 250 Linear Feet
* Exterior Window Glazing (HA20) - 24 Square Feet
* Although the drywall layer of the Drywall and Joint Compound (HA8) was found to not contain asbestos, PM determined that the drywall and joint compound layers of the material are inseparable. Therefore, PM recommends treating the entire material as ACM.
* Millboard Straight Pipe Insulation (HA2) was found to be in damaged condition in the boiler room and south custodial closet. Since this material is friable and can easily release airborne asbestos fibers if disturbed, PM recommends patch and repair or removal by a licensed abatement contractor.
* TSI Debris (HA13) was found to be in damaged condition in the attic. PM recommends removing this material with a licensed abatement contractor.

It is recommended that a work plan (i.e. abatement specification) be prepared for the abatement project and that it be consulted during contractor selection activities.

Renovations will take place for improved and continued use as a community center.
