Additional Property Attributes

It is understood that the subject property is the Governor's Inn, a former 200 room hotel, located
at 506 N. Henry Street, in Williamsburg, Virginia. According to Williamsburg property records,
the site is identified as Parcel # 435-08-00-A (4.7 acres), with the following four structures:
Building #1: a two story office building, 4,572 square feet (sf),
Building #2: a three story hotel building, 36,525 sf,
Building #3: a two story hotel building, 24,000 sf, and
Building #4: a two story hotel building, 24,000 sf.

Property records indicate that the structures were all constructed in 1964. According to a
November 20, 2020 article in Virginia Business, the hotel use was discontinued in 2019. Plans
for the property, based on verbal information provided by Thomas Niles of Castle Development
Partners, include complete demolition of the structures and redevelopment as an apartment
community. Mr. Niles further indicated that the two (2) story hotel room structures, Buildings
#3 and #4, were constructed in 1987.

The visual inspection found that the subject property structures are wood framed with a brick
veneer exterior. Both Buildings #1 and #2 have partial basements. The structures are generally
constructed over slab on grade foundations and have flat membrane roof systems.

It is understood that this HazMat Survey was requested to facilitate future demolition of the
structures for site redevelopment. The HazMat Survey included the interior floor, wall, ceiling,
heating, ventilation and air conditioning systems. The HazMat Survey also included exterior
door and siding systems. The roof was inaccessible on all structures during the
February 5, 2021 sampling event.

Based on the age of the on-site structures, it is possible that asbestos containing materials
(ACM) are present. This Hazardous Materials (HazMat) Survey is intended to help ascertain the
presence of exposed and/or accessible ACMs and lead-based coatings. The HazMat Survey was
completed in general accordance with the National Emission Standards for Hazardous Air
Pollutants (NESHAP). The HazMat Survey is intended to represent a survey of likely ACM and
lead-based coatings.
