Additional Property Attributes

The Property consists of approximately 1.20-acres developed with an approximately 26,210-square foot, single-story commercial warehouse containing warehouse storage. The remainder of the Property consists of pavement and landscaping. Based on Triterra's review of historical information, the Property was used for residential purposes from at least 1938 to 1967. By 1968 the residential structures had been razed and the existing building was constructed on the Property. Since 1968 the following businesses were listed for the Property: the Roary Co., RBK Building Materials and Richards Building Materials. During this time period the building was used for office/retail and warehouse purposes. The outbuildings were used to store building materials. The Property is currently vacant and has been since approximately 2017.

The Phase I ESA has revealed the following RECs in connection with the Property: ? The documented presence of soil and groundwater contamination on the Property. According to available documents two underground storage tanks (USTs) were removed from the Property in 1986. The USTs were used to store gasoline. During the removal process a release was reported for one of the USTs. Results of a 1987 subsurface investigation revealed the presence of benzene, toluene, ethylbenzene and xylene (BTEX) at levels above the Part 201 Generic Cleanup Criteria.
