Additional Property Attributes

The northern portion of the Property was developed with residences in the early 1900s. The residences were removed from the Property from the 1930s to the 1950s. A garage and showroom building was constructed in the north-central portion of the Property in the 1930s and 1940s. A gasoline filling and vehicle service station was built in the northwestern portion of the Property in 1942 and operated until 1974. The gasoline filling station building was razed in 1987. Six underground storage tanks (USTs) and dispenser islands were removed from the Property and an excavation was conducted in this portion of the Property in 1987/1988. A limited assessment was completed on the Property in 1995. Two borings were completed on the Property. No evidence of contamination was noted during the borings. A used car sales office was constructed in the northeastern portion of the Property in 1957. The Property was operated as a car sales and service shop from the 1960s to the 1980s. The Property was vacant from the 1990s to the early 2000s. During the site reconnaissance, the Property was used for storage (311 West Michigan Avenue, western building) and a law office (309 West Michigan Avenue, eastern building) from at least 2006 to 2017. The Property was owned by Elmore, Inc. and the buildings on the Property were not occupied at the time of the assessment; however, materials were stored in the western building. The remaining portions of the Property were paved parking areas. At the time of the site reconnaissance, several piles of general refuse, including vehicle tires, were present south of the western building.
Based on 2021 assessment results, tetrachloroethene, 1,2,4-trimethylbenzene, arsenic, barium, mercury, selenium and zinc were measured in soil at concentrations above EGLE Part 201 generic cleanup criteria.
