Additional Property Attributes

An 8,600-square foot commercial structure is located on the southeastern portion of the Subject Property, and the remainder of the Subject Property is used as parking areas. The structure is currently unoccupied but most recently operated as a camper and trailer sales lot. Based on a review of historical records, the Subject Property operated as a camper and trailer sales lot as early as the 1960's. Prior to the 1960's, the Subject Property operated as a grocery market and was residentially developed. REC #1: The southeast adjoining property, located directly to the east of the developed portion of the Subject Property, has been identified as a former gasoline service station, with three underground storage tanks (USTs) located on or very near the current property boundary line. REC #2: A drainage sump or potential oil/water separator is located inside the southwest garage portion of the structure on the Subject Property. Upon removal of the drain lid, liquid and sludge was observed within the basin, including oil-stained sediment with a hydrocarbon odor. REC #3: Fire department records identified the possible presence/former presence of a 2,000-gallon oil UST, with status or condition unknown. This tank was located approximately 30 feet west of the original portion of the structure (circa 1943) on the Subject Property, adjacent to the alleyway
