Additional Property Attributes

The subject property is located east of George Washington Memorial Highway, along the north side of Victory Boulevard, in York County, Virginia. The physical address assigned to the property is 2420 George Washington Memorial Highway, Yorktown, Virginia, 23693.

The property consists of one parcel: York County Map Number 037-44 / GPIN S03b-4243-3467. County records indicate that the property is 4.02 acres in area and zoned for "General Business". No improvements are listed as being present on the property. The nearly square parcel is mostly densely vegetated and undeveloped. A large stormwater management pond occupies the east side of the property. A paved road traverses the south side of the property, in an east-west direction, and provides access to a Walgreens pharmacy that is adjacent to the west side of the subject property.

A review of historical topographic maps suggests that the property was in residential use from sometime before 1944 until sometime after 1986. The area to the east of the subject property (between a north-flowing stream and Route 170) remained undeveloped, and apparently forested, from before 1907 until sometime after 1986.

A review of historical aerial photographs suggests that the property was in residential use from sometime before 1954 until sometime after 2003, and possibly sometime after 2005. By 2008, a road was being constructed along the south side of the subject property (parallel with Victory Boulevard), and the large stormwater pond was being constructed along the east side of the subject property.

A review of historical street directories revealed no information concerning the subject property. A Walgreens (pharmacy) has occupied the adjacent property to the west from before 2012 through 2021.

Prior to residential use, the property and vicinity were likely to have been in agricultural use at some point. Long-term agricultural use has the potential for releases to the site, including spillage and improper storage, handling, and/or disposal of hazardous substances associated with agricultural use (e.g., fertilizers, herbicides, and pesticides). No documentation of a historical release was found based on information reviewed as part of this assessment. No obvious impact was observed during the site reconnaissance.
