Additional Property Attributes

The property is a former gas station and auto repair shop, both of which closed in 2013. The UST system and pump islands were removed in 2018. Prior environmental assessments of the property showed soil and groundwater were impacted by petroleum releases. Groundwater has been assessed for petroleum related VOCs only and has not been assessed for chlorinated solvents, waste oil contaminants, metals or tetraethyllead. Residual petroleum contamination remains in soil within 30 feet of the Subject Property building and to date soil gas concentrations have not been assessed. A Phase I was completed in December 2020, and a Phase II was completed in August 2021. VOC concentrations in soil gas exceeded standards, and the state has requested further investigation to determine whether a nearby residential property is being impacted. A Supplemental Site Investigation was conducted; the nearby residential property does not appear to have been impacted by the site. Using leveraged state funding, and ECAA and CAP were prepared. The CAP was approved, and the state offered a grant to cover most of the cost of CAP implementation. Cleanup is now underway. The property will be redeveloped as a dental clinic, which hopes to open in fall 2023.
