Additional Property Attributes

From Phase I conducted by Barr Engineering: We have performed a Phase I Environmental Site Assessment in conformance with the scope and
limitations of ASTM Practice E1527-13 of 1301 London Rd, Duluth, Minnesota, the Property. Exceptions to,
or deletions from, this Practice are described in Section 1.4 of this report. This ESA has revealed no
evidence of recognized environmental conditions in connection with the Property except for the
following: REC #1: Firing Range - a historical weapons firing range is located in the basement of the Armory
Building. Based on experience from similar firing range uses, residual lead dust or particles may be
present on surfaces or in the crawl space within the firing range area. This REC could be potentially
addressed through cleaning, material removal, and/or encapsulation.The following additional investigations are recommended: Appropriate building material surveys and abatement plans associated with ACM and leadbased
paint or other products should be completed and followed prior to and during future
building renovations, additions, or demolition work on the Property.
