Additional Property Attributes

Cardno completed a Phase I ESA at the Site in April 2021. The Phase I ESA identified the following onsite RECs: REC #1: The Subject Property is depicted on historical aerial photography and Sanborn maps as an automotive filling station between approximately 1950 and 1970. The utilization of the Subject Site as an automotive filling station represents a REC and may have impacted the soil, vapor, and/or groundwater at the Subject Site. REC #2: A potential in-ground hydraulic lift and associated reservoir was identified on the Subject Property during Cardno's site reconnaissance. The utilization of this lift represents a REC and may have impacted the soil, vapor, and/or groundwater at the Subject Site. REC #3: The Subject Property is depicted on Sanborn maps as China Laundry circa 1916. The utilization of the Subject Site as a potential dry-cleaning facility represents a REC and may have impacted the soil, vapor, and/or groundwater at the Subject Site. Offsite: REC #4: The adjoining north property historically supported a paint manufacturing facility circa 1916 and an auto repair facility from the 1950s until the early 1970s. Based on the length of operation, distance from the Subject Site, and nature of the facility, the adjoining historic paint manufacturer and auto repair is considered a REC and may have impacted the soil, vapor, and/or groundwater at the Subject Site. Additionally, Cardno and Sweetwater Utility Exploration completed a ground-penetrating radar (GPR) survey of the Site in May 2021. The GPR investigation observed at least one (1) underground storage tank (UST) pit and three (3) associated fill ports, and at least one (1) in-ground hydraulic lift. A UST and hydraulic lift closure was completed in September 2021, closing three gasoline USTs in place, removing one hydraulic oil tank from the ground, and removing one hydraulic lift from the ground. No soil contaminants were detected above actionable levels from any of the collected UST closure samples. Given the soil results, groundwater was not assessed in connection with the September 2021 UST closure. A UST closure report was submitted to Georgia EPD in December 2021, and the Site was granted an NFA in December 2021.
