Additional Property Attributes

The Property consists of approximately 0.04 acres of land identified by the Tax ID 71111-09-138667, which is developed with a 4,473 square-foot 3-story building constructed in 1880. The building is a three-story brick structure and is described in tax records as a downtown row type (with a common wall) design. Historically there were adjoining buildings on both sides of the parcel until 50 Canal Street was demolished due to structural concerns in early 2021. The building occupies the entire parcel footprint and as such there are no outdoor areas such as grass or asphalt or concrete paved parking lot. During the visit the property was unoccupied. The Property is bounded to the north by Canal Street. followed by commercial storefronts; to the east by a vacant lot that formerly housed an adjoining commercial/residential building; to the south by an unnamed road followed by a vacant commercial building with a sign for Kwik Fill and Red Apple; and to the west by a vacant three-story commercial building with signs for laundry operations on the windows. The land use code for the Property is 481 (commercial). Based on the available permit records and historical information sources, the Property has been developed with the current structure since 1880 and the documented first use of the Property was commercial specifically as a Dry Goods store in 1884. The historical and environmental records further indicate that the Property was used for commercial ventures (labeled as a store) until at least 1949 and that the Property was a Dry Cleaners from 1969 to 2008.
