Additional Property Attributes

The Property consists of approximately 0.06 acres of land identified by the Tax ID 71111-09-141667 and is currently improved with a gravel lot. The Property formerly housed an approximately 5,964 square-foot three-story building constructed in 1880. The building was demolished by the Town of Lyons due to structural concerns in early 2021. Bronze Contracting, Oneida, New York completed the demolition and materials were removed from the site in accordance with applicable regulations. The former building is described in tax records as a downtown row type (with a common wall) design. The former building did not have a basement and was structurally adjoined on the west side of the parcel to 46 Canal Street which remains today. During the visit the property was vacant and building demolition debris had been removed.
The Property is bounded to the north by Canal Street followed by a commercial storefront; to the east by Geneva Street followed by commercial property; to the south by an unnamed road followed by a vacant commercial building with a sign for Kwik Fill and Red Apple; and to the west by a commercial property which historically was operated as a dry cleaner. The land use code for the Property is 481 (commercial).
Based on the available permit records and historical information sources, the Property has been developed with the current structure since 1880 and the documented first use of the Property was commercial specifically as a Hardware Store in 1884. The Sanborn records further indicate that the Property was used for commercial ventures (labeled as a store) until at least 1949. The city directory records indicate that the Property was used for laundry services, Downtown Laundry, in at least 2005.
