Additional Property Attributes

Access to the interior of the Property was not permitted as this project is part of a tax foreclosure. In
general, given the documented long-term use of the Property as a commercial building the potential for
interior to contain large quantities of petroleum or hazardous substances other than regulated building
materials is considered to be low. However, there is some potential for a heating oil AST to be present as
well as small containers of cleaning products and other household hazardous materials.
The Property consists of approximately 0.09 acres of land identified by the Tax ID 71111-09-157668,
which is developed with a three story approximately 3,100 square-foot mixed commercial and residential
building constructed in 1900 (according to municipal building records); however, based on historical
sanborn maps the building may have been built prior to 1900. The building occupies the entire footprint
(0.1 acres) of the Property and as such there are no outdoor areas. During the visit the Property
appeared to be unoccupied, but evidence of the former commercial/residential use was observed.
Surrounding lands include parking and commercial areas to the east, Canal Street to the north, and an L
shaped parcel, 52-54 Canal Street, which wraps around the Property on the west and south. There is a
building located on the 52-54 Canal Street property that is attached to the west side of the subject
building on the Property. The land use category for the Property is Residential (Apartment House with 5
or more units).
Based on the available permit records and historical information sources, the Property has been
developed with the current on-site structure since 1900. The documented first use of the Property was for
retail shops by at least 1884, specifically as a Tinware Shop, a Furnishings Shop, a Drug Store, and a
Hats & Caps Shop. The Sanborn records further indicate that the Property was used for commercial
ventures (labeled as a store) until at least 1949. The Property is currently vacant but the most recent use
of the Property was for apartments.
