Property Highlights

The Property consists of approximately 0.81 acres of land situated along the north side of Ridge Road in the Town of Huron, New York, Wayne County tax parcel no. 75117-00-048542. Wayne County Tax Assessment records show that the Property is developed with a 4,890 square-foot building and a 250 square-foot porch constructed in 1960. The building is constructed of cinder blocks with two service doors located on the western side of the building one of which is an automotive bay door. A sign reading "Eagle Mechanical Electric, Plumbing and Heating" was observed on the subject building. The outdoor areas of the parcel include an unpaved soil and cinders driveway that circles the on-site building and a grassed area in the rear of the Property that currently houses multiple (five) used vehicles, four tow behind trailers, wooden pallets several empty plastic drums and garbage cans, a forklift and a propane cylinder. The Property is currently owned by Kathy McQuown and was unused and unoccupied at the time of the site visit.
The Property is bounded to the north by agricultural land, a residence to the east, Ridge Road followed by agricultural land and commercial and agricultural property to the south, and to the west by a commercial/residential building used by a community organization (Wayne County Action Program). The Wayne County Property Class Code is 449 - other storage.
Based on the historical records review the northern portion of the Property was occupied by an orchard and the southern portion of the Property was occupied by an agricultural field between the 1930s and 1950s. The Property was listed as L P Auto in 1988 and appears to have operated as trucking company between 1995 and 2014. The Property was listed as a mechanical and general contractor in 2017.
