Additional Property Attributes

The target property is in a mixed-use area of commercial, industrial and residential development west of Missoula, Montana. The target property is currently used by a freight logistics company operating as DSV Road Transport (DSV). The property is owned by Sammons Transportation. Two structures are present on the site. The main structure is a two-story building with a basement constructed in 1972 and renovated in 2007. Surrounding the main office building is a paved parking lot. The second structure is a one-story shop located south of the main structure, which is used as an inspection shop for truck and trailers, including electrical maintenance and welding operations. The buildings on the property were built in 1972 with a renovation completed in 2007. The Phase I Site Assessment report notes suspected asbestos and lead-based paint. A Phase II Building Materials Inventory was performed. The current plans for the site is deconstruction and redevelopment - potentially mixed use to include housing and commercial development. The Phase II Building Materials Inventory revealed the presence of asbestos, PCB (in light ballasts) and mercury (in thermostats). The Phase II BMI Report included a recommendation and cost estimate for abatement before demolition or deconstruction of the main building.
