* Based on the review of historical resources, the Site consisted of vacant land within the Crystal Ice Company facility in the early 1900s. The Site remained vacant land until the late-1930s when the Site was developed with a masonry warehouse building in circa-1937. The metal-frame warehouse building was reportedly constructed in 1947. Operations between the 1910s until the late-1980s are unknown. In the late-1980s, the Site operated as a lumber yard. The storage shed structure was constructed on the Site in the early-2000s. The utility storage structure was constructed in the early-2010s. Since 2014, the Site has been utilized as a woodworking shop, storage for a fencing company, and other personal storage.
* According to the property owner, Mr. Joseph Agosta, a buried propane tank of an unknown capacity is located on the Site. The tank was reportedly pumped out by an environmental consultant approximately 35 years ago and found to contain water only, then abandoned-in-place by the owner by removing the above-grade features and pouring concrete over the top. The propane tank is considered a de minimis environmental condition to the Site; however, the integrity of the steel tank is likely compromised based on the age and shallow groundwater in the area, and may represent a cave-in risk unless backfilled with sand, pea gravel, or other inert materials. Should future development of the Site occur, Ninyo & Moore recommends proper removal of the tank, inspection of the tank interior, and sampling of the soil beneath the tank pit to confirm that no liquid fuels were ever stored in or released from the tank.
