Additional Property Attributes

Standard and other historical sources were able to document that that two dwellings and an
outbuilding were constructed on the property prior to 1908. Between 1908 and 1921, the
outbuilding was demolished, and two additional dwellings were constructed. Between 1921 and
1928, two of the dwellings were demolished, two garages were constructed associated with the
remaining dwellings, and a gasoline filling station was constructed on the northwestern portion.
Between 1928 and 1949, the eastern dwelling and two garages were demolished, and a
commercial building was constructed. The commercial building was occupied by OK Rubber
Welders, a tire repair company in at least 1950 and likely between construction and demolition.
Based on the time that has elapsed since the tire repair operations were completed (53 years),
PM has not identified the former tire repair operations, as a recognized environmental condition
(REC). The gasoline filling station and commercial building were demolished between 1950 and
1958 and the current gasoline service station building was constructed. Between 1971 and 1981,
the remaining dwelling was demolished, and a canopy was constructed west of the gasoline
service station. Gasoline dispensing operations ceased in 1999 and service operations ceased in
2000. The gasoline service station building was utilized by a used car sales tenant between at
least 2000 and 2016. The building has been vacant of operations since at least 2019.
An underground storage tank (UST) Closure Report was completed in 1998 to assess the removal
of two 575-gallon gasoline USTs, one 960-gallon gasoline UST, and three 1,000-gallon gasoline
USTs at the property. Soil samples were collected from the floor of the UST basins and soil
stockpiles and no documentation of petroleum impact was identified in the soil (no groundwater
was encountered) above applicable cleanup levels. The closure of the USTs was granted no
further action in 1999 by the Alabama Department of Environmental Management (ADEM). Although the assessment appears adequate for the USTs, it appears that former the piping and dispensers were not adequately assessed and represents a REC.
