Additional Property Attributes

The Property consists of approximately 2.21 total acres of vacant land. It is comprised of five tax lots owned by the City of Las Vegas that are all zoned Single Family Residential District (R-1). The tax lot 139-28-603-001 is 0.95 acres, -003 is 0.22 acres, -004 is 0.41 acres, -005 is 0.41 acres, and -007 is 0.22 acres. Adjoining sites are residential in all directions, and a church to the east. Property vicinity sites are residential and commercial. Review of historical records for the Property indicate that no structures have ever been developed on the Property. The only historical Property operations identified included construction staging that occurred periodically between July 2010 and March 2014. The assessment has revealed no evidence of RECs in connection with the Property. Residual asphalt associated with 2014 construction staging activities at the Property was observed during the site reconnaissance, but the small quantities observed are considered a de minimis condition. Property was part of the Historic Westside Areawide Environmental Evaluation that has been logged as cleanup planning on this project.
