Additional Property Attributes

Former Use: Built in the 1930s, the building was originally home to the Roppolo Company Incorporated, as noted on its unique fa�e. Other past uses include a service filling station, general merchandise company, liquor store, cafe, pharmacy and post office substation. The property was later used as an adult entertainment night club - once named the King of Klubs, then the Shenanigans, and finally The R & B Cafe before closing its business. The site was purchased by Build Baton Rouge (BBR), the local redevelopment authority, who plans on redeveloping the site in coordination with the Imagine Plank Road Plan developed by the community. Environmental Update: LDEQ completed a Phase I ESA under our TBA Program in May 2021 which identified petroleum from an off-site source as a RECS and recommended additional investigation including a lead & asbestos survey. The lead & asbestos survey is currently underway. Planned Redevelopment: Currently, the site is listed as Catalyst Site 1 "Food Hub" in the Imagine Plank Road Plan. The planned reuse will consist of a transit-oriented, mixed-use development. Once the site receives environmental clearance, the historic building will be reused as a Food Incubator to provide small culinary start-ups with rentable commercial kitchen space, technical assistance, and business training. Additionally, BBR proposes the construction of a new mixed-use development on the site including commercial space for a new businesses and high-quality, mixed-income residential units. This redevelopment will provide new transit-adjacent housing choices in an area of Baton Rouge with high need. Because the site will be on the new bus rapid transit line, it will also be closely connected to the rest of Baton Rouge, creating increased economic impact. Note: Petroleum contamination assessed through EPA TBA.
