Additional Property Attributes

Standard and other historical sources were able to document that the Woodward Avenue subject property was developed in at least 1926 with the western portion of the current building. Eastern additions were constructed between 1926 and 1931. The Woodward Avenue subject building was occupied by a pharmacy in at least 1926, a beauty shop in at least 1945; Ferndale National Bank between at least 1950 and 1957; Detroit Bank and Trust between 1961 and 1974; Comerica Bank between 1991 and 1998; marketing firms between 2000 and 2005; benefits advisors between 2008 and 2010; and has been occupied by a recording studio since at least 2010. PM was unable to determine the occupants between 1926 and 1940, however, occupants were likely similar to known occupants (i.e., bank and/or pharmacy). Based on this information, PM has not identified the unknown occupants as a Recognized Environmental Condition (REC).

Standard and other historical sources were able to document that the Vester Street subject property was developed in at least 1926 with two residential dwellings and garages in the eastern portion. A bowling alley building, and parking lot were constructed in the western portion between 1926 and 1931. An eastern addition was constructed to the northeastern garage in 1949/1950. The bowling alley building, and western dwelling and garage were demolished between 1961 and 1967 and the eastern dwelling and garage were demolished between 1980 and 1990. The Vester Street subject property was occupied by a bowling alley from between 1926 and 1931 until between 1961 and 1967, a manufacturing company in at least 1945, and has consisted of a parking lot since between 1980 and 1990. Based on the small-scale operations, short time frame, and length of time since operations ceased, PM has not identified the residential shop or manufacturing company as a REC.
